A number without a measurement is marketing rather than a quote. Two houses with identical floor area can differ substantially once pitch, dormers and layer count are accounted for. We measure, photograph, and give you the figure in writing before anything starts — and the written scope lists what is included so you can compare bids on equal terms.

The Decking Variable

Decking condition is the one item nobody can price accurately in advance, because it is under the shingles. An honest contractor gives you a per-sheet rate up front so there is no surprise, and photographs whatever needs replacing so you can see why. Beware anyone who either ignores decking entirely or writes a large speculative allowance into the bid.

Material Choices in Context

Architectural asphalt is the standard for most Ohio homes — good lifespan, wide colour range, manageable cost. Standing-seam metal costs meaningfully more up front and lasts roughly twice as long, so it makes sense if you plan to stay.
