Water Stains After a Thaw: Reading What Your Attic Is Telling You

A brown ring on the ceiling three days after a warm spell is rarely a roof defect. Here is how to tell an ice dam leak from the other things it could be.

The short version
  • Ice dam leaks show up during or shortly after a thaw, not during the storm.
  • They usually appear near exterior walls, because that is where the eave is.
  • Condensation, plumbing vents and roof defects each leave different patterns.

The single most useful diagnostic question is timing. If your ceiling stained during a warm-up after a snowy stretch, and it stained near an outside wall, ice at the eave is the leading suspect.

Four patterns and what they usually mean

1. Stain near an exterior wall after a thaw

Classic ice dam. Water backed up under the shingle courses above the eave, ran down the sheathing, wet the top plate and dropped into the wall or ceiling cavity.

2. Damp insulation across a wide area with no single stain

Usually attic condensation. Warm humid indoor air is reaching a cold deck and condensing, then dripping. The fix is air sealing and ventilation, not roofing.

3. Stain around a pipe, chimney or skylight

Flashing. An ice dam can make it worse, but the flashing detail is the underlying failure.

4. Frost on nails or on the underside of the deck

Moisture-laden air from the house is getting into the attic. When it warms, that frost melts and rains on the insulation.

What to do in the first hour

  1. Put a container under the drip and photograph everything, including the outside of the house showing ice at the eave.
  2. If the ceiling is bulging, relieve it with a small hole into a bucket rather than letting it collapse.
  3. Do not climb on the roof and do not chip at the ice with anything metal.
  4. Call for low-pressure steam removal rather than waiting for it to melt on its own.

Why El Nino raises the odds this year

The thaw is the trigger, and a strong El Nino winter in the northern states tends to deliver more of them. A season with six or eight significant warm-ups produces more of these calls than a season with two.
