Where do commercial roofs actually leak?
Almost never in the open field. Leaks come from the details: curbs around rooftop units, pipe and conduit penetrations, drain bowls and clamping rings, parapet and wall flashings, and seams that have moved.
That is why a leak that appears in one part of the building often originates thirty feet away — water tracks along the deck or through the insulation before it finds a gap. Tracing it properly is the difference between one repair and four.
What about drainage and ponding?
Standing water 48 hours after rain is ponding, and it is a defect rather than a cosmetic issue. It adds weight, accelerates membrane breakdown, and in winter it freezes and works at every seam.
Causes are blocked drains, insufficient slope, crushed insulation or deck deflection. Cleaning the drains is the cheap fix and is often the whole answer.
