How Desk Adjusters Cut Estimates With EagleView Measurement Glitches

Aerial measurement reports miss gutter runs, undercount valleys and misread pitch on complex roofs. Those errors flow straight into the estimate.

A desk adjuster who never visits the property is working from an aerial report. When the report is wrong, the estimate is wrong, and the error is invisible unless someone measures on site.

Where aerial reports go wrong

  • Gutter line length. Runs hidden under tree canopy or shadowed by a dormer are dropped from the total.
  • Valley footage. Short valleys and dead valleys behind chimneys are frequently missed entirely.
  • Pitch on secondary slopes. Porch roofs and additions get assigned the main roof pitch, which changes waste factor and access cost.
  • Storey height. A two-storey rear elevation read as single storey removes the high-access charge from every line.

How to correct it

Measure on site and submit your figures against theirs, line by line, with photographs of the missed features. Do not argue the report is unreliable in general — identify the specific runs and give the numbers.

A supplement that says “report shows 128 LF of gutter; measured 176 LF, with the 48 LF rear run under canopy shown in photo 4” gets corrected. “Their measurements are low” does not.

Can I request the measurement report?

Yes. Ask for a copy of whatever measurement product the estimate was built from. You are entitled to see what the number came from.

Are aerial reports usually wrong?

Not usually, but they are consistently weakest on gutters, dead valleys and anything under tree cover.

What if the adjuster refuses to remeasure?

Submit your own measured take-off with photographs as a supplement. It becomes part of the file whether or not they act on it immediately.
