Recoverable Depreciation Deadlines: When the Build Runs Long

What this comes down to

The withheld portion of a claim is real money that expires. Most policies give one to two years from the date of loss, and slow builds run into that wall more often than people expect.

What the clock is

Replacement cost policies pay actual cash value first and hold recoverable depreciation until the work is done. The release usually requires completion within a stated period — commonly 180 days, one year or two years from the date of loss — plus notice within a short window after completion, often 30 days.

Both conditions matter. Finishing inside the window and forgetting to notify is the same outcome as finishing late.

Managing a long build

If materials, permits or a supplement dispute will push you past the deadline, request an extension in writing before it expires. Carriers grant them routinely for documented delays and rarely after the fact.

When work finishes, submit a certificate of completion with dated photographs and the final invoice, and reference the policy provision you are satisfying. That gives the carrier a clean trigger to release the funds.
