The Flashing Kit Is The Whole Job
Modern skylights barely ever leak through the glass — they leak around it, when the step-and-apron flashing kit gets improvised instead of installed to the manufacturer’s sequence. We cut, frame, curb and flash skylights as roofing work, weaving the kit into the shingle courses exactly as specified, so the warranty on the unit actually means something. Fixed units for pure light; venting units where a bathroom or kitchen wants the airflow too.
Where Light Works & Water Doesn’t Fight
Placement decides both the light and the risk: slope position, rafter spacing, valley and chimney clearances, and what’s below the drywall all matter before the saw comes out. We assess from the roof and the attic, place units where water sheds cleanly around them, and handle the interior light-shaft framing coordination so the finished product looks intended, not inserted.

Fixed or venting — which should I choose?
Fixed costs less and never fails mechanically; venting earns its keep over kitchens and baths where moisture wants an exit. We will recommend from the room, not the margin.

Where should a skylight not be placed?

Modern low-E glazing blocks most solar heat gain — the greenhouse effect belongs to older single-pane units. Placement and blinds handle the rest.
How much does a skylight raise the ceiling feel of a room?
