How Chimneys Die: Top Down, Water First
Chimney failure follows a script: the cap goes missing or was never there, rain pours down the flue and soaks the structure; the crown cracks and feeds water into the brick core; freeze-thaw spalls faces and crumbles mortar (masonry repair territory); and somewhere along the way the flashing gets blamed for a leak three layers deep. Interrupt the script at any early stage and the chimney outlives the house.

Most chimney damage is roof-relationship damage — flashing where brick meets shingles, crowns shedding onto the roof plane, leaks that travel roof framing before surfacing. Do you clean flues or service fireplaces?+
No — that is certified chimney sweep work and we refer it honestly. Our lane is everything exterior: cap, crown, brick, flashing, waterproofing.
My chimney leaks but only in some rains — why?+

How often should the chimney exterior be inspected?+
Yearly glance, professional look every few years, and immediately after any masonry or interior water sign — ours are free, so the bar is low.
How much does chimney neglect actually cost?+
Each skipped layer multiplies the next — a missing cap becomes a soaked flue, a cracked crown becomes spalled brick, and the late-stage rebuild costs many times the early fix.
Who fixes chimneys, roofers or masons?+
Above the roofline it’s both crafts — flashing is roofer metalwork, brick is masonry, and the seam between them is where a company fluent in both earns its keep.
Is chimney work covered by homeowners insurance?+
Storm damage — lightning, wind-toppled stacks, limb strikes — typically yes; wear and deterioration, no. We claim-check every storm-adjacent chimney call.
Why do chimneys leak more than the rest of the roof?+

Do unused chimneys still need maintenance?+
