What The Roof-Level Look Covers
From the roof we see what binoculars can’t: cap presence and condition, crown cracking up close, joint recession and early spalling on all four faces, flashing seal and tar-archaeology status, and efflorescence — the white mineral bloom that testifies to water moving through masonry. Each layer gets a grade and a photo; you get the report whether or not any work follows.
Early Findings Are Cheap Findings
The cascade prices itself by stage: a crown sealed at hairline costs coffee money against the re-pour; a repoint this year against the rebuild in five; a cap today against a flue full of rain and raccoons. Storm season adds one more reason — lightning, wind and limb damage to chimneys is claimable, and an inspection record from before the storm makes that claim bulletproof.
