An inspection covers the cap and crown, the flue and liner condition, the mortar joints, the flashing where the chimney meets the roof, and any interior signs of moisture. Flashing is the most common leak source, and the failure usually shows up as a stain on the ceiling near the chimney rather than at the chimney itself.
