Quick answer

What actually drives roof replacement cost in Ohio: size, pitch, layers, decking and material. Why square footage alone misleads. Free measure: (330) 918-1018.

Roof pricing is quoted per square — one square being one hundred square feet of roof surface, not floor area. A steep roof can have half again the surface of the footprint beneath it, which is the first reason online calculators mislead. Related: roof replacement.

What Actually Drives the Number

Six things move a roofing quote more than anything else: total squares of roof surface, pitch, number of existing layers to tear off, decking condition once exposed, complexity of the roofline, and material choice. Of those, pitch and complexity are the ones homeowners consistently underestimate, because both affect labour hours rather than materials.

FactorEffect on Price
Roof squaresDirect — the base multiplier
PitchSteeper needs staging and slows work
Existing layersEach layer adds tear-off and disposal
Decking replacementUnknown until tear-off; priced per sheet

Why We Do Not Publish a Flat Price

A number without a measurement is marketing rather than a quote. Two houses with identical floor area can differ substantially once pitch, dormers and layer count are accounted for. We measure, photograph, and give you the figure in writing before anything starts — and the written scope lists what is included so you can compare bids on equal terms.

Comparing bids: check whether each includes tear-off, ice-and-water shield at eaves and valleys, new step flashing rather than reused, starter strip, ridge vent and permit. Bids that exclude those are not cheaper, just shorter.

The Decking Variable

Decking condition is the one item nobody can price accurately in advance, because it is under the shingles. An honest contractor gives you a per-sheet rate up front so there is no surprise, and photographs whatever needs replacing so you can see why. Beware anyone who either ignores decking entirely or writes a large speculative allowance into the bid.

Material Choices in Context

Architectural asphalt is the standard for most Ohio homes — good lifespan, wide colour range, manageable cost. Standing-seam metal costs meaningfully more up front and lasts roughly twice as long, so it makes sense if you plan to stay. Three-tab asphalt saves a little now and costs more over time; we rarely recommend it. See metal roofing.

When Insurance Changes the Maths

If the roof is failing because of a storm rather than age, the conversation changes entirely — you may be responsible for the deductible rather than the replacement. Wind creasing and hail bruising are the usual qualifying causes. We document cause at roof level on every inspection, so if there is a claim to make you have the evidence, and if there is not we will say so. See roof insurance claims.

Financing and Timing

Roof replacement is rarely a planned purchase. We offer financing through GreenSky for homeowners who need to spread it, and scheduling in late winter or early spring is often easier than during the autumn rush. If the roof is sound enough to wait a season, we will tell you that rather than manufacturing urgency.

Frequently Asked Questions

Not sure whether you need this yet? A free inspection settles it in writing.

It depends on roof squares, pitch, layer count, decking condition and material, so a meaningful figure requires a measurement. We measure and give the price in writing at no cost and with no obligation.

One hundred square feet of roof surface. Roofs are priced per square rather than by house floor area, which is why a steep roof costs more than its footprint suggests.

Yes — tear-off and disposal are real labour and dump costs, and each additional existing layer adds to both. We tear off rather than overlay, because an overlay hides the decking and shortens the new roof life.

Usually because they include different things. Ice-and-water shield, new step flashing, starter strip, ridge vent and permits are the items commonly omitted from the cheapest bid.

Nobody knows until the old roof is off. We give a per-sheet rate in advance and photograph anything replaced, so the cost is transparent rather than a surprise.

If you intend to stay long term, often yes, because forty to sixty years against twenty to thirty usually means buying one roof instead of two. Over a shorter horizon the payback is less clear.
